Turnkey procurement

From supplier depth to opening control

Emporia already supplies the categories that make hotels and restaurants work. Turnkey procurement manages them as one programme — from specification through sourcing, consolidation and delivery to operating stock, on a single account.

The Emporia move

We are formalising what clients already ask us to do. Most procurement companies manage vendors — Emporia manages vendors and supplies directly across the core categories.

That changes the economics, the speed of decisions and the accountability of delivery: it is built on existing supplier relationships and hotel accounts, backed by direct category pricing, and designed to continue after the opening rather than end at delivery.

What this covers

Schedule interpretation · Specification & sampling · Sourcing & commercial control · Consolidation & logistics · Warehousing & phased release · Operating replenishment.

The turnkey model

One procurement path, from schedule to operating contract

A restaurant opening, a hotel renovation and a resort pre-opening don’t need the same calendar — they need the same control discipline.

  1. Interpret

Schedules, drawings, brand standards and operating requirements, translated into a practical supply map.

  2. Source

Specified, equivalent and value-engineered options across approved routes — with the real cost structure known up front.

  3. Sample

Finishes, weights, dimensions and material references approved before production, and kept as the re-order reference.

  4. Procure

Commercial control, order release and supplier follow-up — the specification held on file throughout.

  5. Consolidate

Packing, freight, customs and delivery sequencing, combined so a property receives one shipment, not a queue.

  6. Continue

Opening stock, re-order files and operating-property supply — the opening order becomes the start of the relationship.

Categories we can control

Turnkey in the categories where Emporia is already strong

The procurement engine is already inside the business — the categories, the price intelligence, the relationships, the storage and the logistics.

FF&E

Restaurant and guest-area furniture, outdoor, flooring, soft furnishings and wall panels.

OS&E

Guest-room, bathroom, spa, public-area, dining, serviceware and banqueting supplies.

Linen

Bed, bath, table, pool and operating linen — woven in-house, with repeat-order continuity.

Amenities

Eco-friendly guest amenities, room accessories and lower-impact materials.

F&B operating stock

Compostables, disposables, service items, trays, boxes and back-of-house supplies.

Replacement stock

Secured quantities, storage and phased release after opening.

Why Emporia

Already the supplier behind many procurement journeys

Emporia is not learning the categories through the project — we already buy, supply and compare them, which allows a more controlled conversation on price, quality, lead time and alternatives.

Trade knowledge

Product route, factory options, alternatives and real cost structure — known before the project starts.

Direct supply · Substitution routes · Commercial leverage

Storage & continuity

Warehousing and stock-holding support phased release instead of forcing one large intake, and pre-opening supply turns into operating contracts.

Secured quantities · Buffer stock · Phased release

Direct accountability

Fewer handoffs between consultant, buyer, vendor and local supplier — one account, one specification, one delivery plan.

One account · One reference · One delivery plan

Risk is managed before goods reach site: the specification is locked, the route is monitored, and the repeat-order file is kept alive. No prices, lead times or certifications are asserted here — those are quoted, evidenced and named per line.

After opening

Turnkey procurement can become the operating contract

The strongest relationship is built after the opening. Once Emporia has supplied the opening specification, the same file becomes the reorder file for the operating property.

Opening phase

Initial OS&E, FF&E and restaurant procurement — samples, production, consolidation and site delivery.

Operating phase

Repeat orders, top-ups, replacements, linen refresh, consumables and outlet operating stock.

Contract phase

Secured quantities, storage, agreed pricing logic and a service-level rhythm for the property.
